Three WaveMaker Awards for Moseley Architects Projects

The Baltimore District Council of the Urban Land Institute (ULI) announced three Moseley Architects projects are among the eight winners of the 2022 WaveMaker Awards. ULI Baltimore’s annual WaveMaker Awards recognize outstanding local real estate development projects based on the following criteria: completeness; a sense of place and quality; sustainability; visionary and emulation; and need.

Prosper on Fayette

The Prosper on Fayette project encompassed renovations to the historic Drovers and Mechanics National Bank Building and adjacent new construction in Baltimore’s Westside neighborhood. Centrally located, the project provides tenants with walkable access to several cultural institutions and popular workplaces, including the University of Maryland Baltimore, University of Maryland Medical Systems, the Central Business District, Hippodrome Theatre, Baltimore Arena and Camden Yards. This mixed-use development comprises 181 market-rate residential apartments, 150 hotel rooms, 120 structured parking spaces and 7,000 square feet of ground-level retail. The first floor features a rich suite of amenities and an outdoor terrace. The sleek, modern elements of the new mid-rise component highlight, through contrast, the ornate qualities of the adjacent historic structure.

Village Center at Stadium Place

Village Center at Stadium Place

Fronting East 33rd Street and Ednor Road, Village Center at Stadium Place is an urban, mixed-use building on one of the last sites in Baltimore’s Stadium Place community. This project comprised underground parking, 22,000 square feet of ground-level retail, 9,500 square feet of second-floor office space, as well as 70 market-rate residential units for seniors. The fourth floor houses amenities including a fitness center, clubroom and rooftop terrace with panoramic views of the city.

Four Ten Lofts

Four Ten Lofts

Designed for artists and people previously experiencing homelessness, Four Ten Lofts comprises two mixed-income multifamily housing facilities with 68 one-, two- and three-bedroom lofts. Amenity spaces include a multipurpose room with community kitchen, sound rooms for musicians, a spray-paint booth for artists, an artist studio with indoor and outdoor space and covered parking. The building wraps around a landscaped courtyard with a green screen, resident garden plots for vegetables and seating areas. The second building features parking, a café and gallery at the lowest level, as well as eight market-rate three-bedroom units.

ULI Baltimore will recognize the teams of all eight winners at a special event on October 2, 2022.
