Two Moseley Architects Projects Receive WaveMaker Awards

The Baltimore District Council of the Urban Land Institute (ULI) named two projects by Moseley Architects as winners of its 2023 WaveMaker Awards. 40Ten and Sojourner Place at Oliver are among the 10 projects recognized for outstanding local real estate development based on the following criteria: completeness; a sense of place and quality; sustainability; visionary and emulation; and need.

40Ten

Upon its completion in 2022, 40Ten became the first mass timber building in the City of Baltimore. This 105,000 square-foot boutique office space is part of The Collective, a larger mixed-use development in the industrial Canton neighborhood.

40Ten’s timber structure comprises dowel laminated timber (DLT) floor and roof panels on a glulam post and beam structure. The DLT panels utilize an architectural kerf-cut profile on the exposed underside surface, which provides a clean shadow reveal on every board.

A framed entrance is carved from the simple and elegant repetitive contours of the façade, creating a dynamic design that highlights the wood structure within. A raised access floor masks mechanical, electrical, and plumbing lines.

With a vision of sustainability and keeping up with the latest technological trends in construction, the design incorporates SageGlass, which reduces heat gain and prevents glare inside the office spaces.

Sojourner Place at Oliver

Sojourner Place at Oliver offers 70 new apartments in East Baltimore’s historic Oliver neighborhood. Half of these units are fully furnished for individuals recovering from homelessness and moving into permanent housing. The remaining 35 units are leased to tenants with incomes 50% lower than the area’s median income level.

The site’s triangular shape and topography offers views of downtown Baltimore and the Johns Hopkins medical campus. Apartment options include 37 one-bedroom, 18 two-bedroom, and 15 three-bedroom configurations ranging from 640 square feet to 1,100 square feet.

The community also has on-site property and social services to support residents’ various needs. Amenities include a multipurpose space, fitness studio, lounge and game room as well as a rooftop terrace that offers views of the city.

The project was designed to achieve National Green Building Standard certification and includes energy, water and resource efficiency strategies.

Awards Ceremony

The architects who served as project managers will join developers in accepting each award at the WaveMaker ceremony on Oct. 4. Gayatri Hegde, AIA, and 28 Walker Development will accept the award for 40Ten. Martina Reilly, AIA; Aaron Zephir, AIA; and Episcopal Housing Corporation will accept the award for Sojourner Place at Oliver.
